I have been building websites and web-based business systems since 2002 and working with Google Ads since 2004. Today I apply the same approach to AI: understand the tools, connect them sensibly, and make them useful in real life and real business.

THE APPROACH

The technology changes. The way I work has stayed remarkably consistent.

I have never been interested in technology simply because it is new. I am interested in what it can actually do. My work has repeatedly involved taking the tools available at the time, combining them in ways that were not always obvious, and turning them into practical systems that save time, improve marketing, or make a difficult process easier.

That is the same reason Sensible Modern Living now focuses on practical AI. You do not need to become an AI expert. You need a system that makes the technology useful for the things you are actually trying to accomplish.

More than two decades of building systems around changing technology.

1996–2003 · RETAIL & BRAND BUILDING

Liquid Clothing, Scottsdale

I founded and ran Liquid Clothing, a fashion boutique in Scottsdale. Running a real retail business gave me a practical view of marketing, customers, merchandising, operations and the value of systems that reduce repetitive work such as adaptation of QuickBooks as an Point Of Sale / Inventory system.  I also created my first web product showroom for customers to browse before in person shopping.

2002–2004 · EARLY WEB & ECOMMERCE

From websites to working online businesses

I began building websites and web-based systems in 2002. Projects such as SellYourOpinion.com were functional online businesses with member areas, affiliate features and structured content, not just brochure websites. I began working with Google Ads in 2004.

EARLY 2000s · AUTOMOTIVE ECOMMERCE

A dealership and eBay Motors system before modern integrations

I designed an online automotive sales system that connected dealer websites, hosted vehicle photography and custom HTML inside eBay Motors listings. I was one of the very first people to build and use this kind of integrated dealership/eBay system. The same vehicle presentation could support the dealer’s web presence and its eBay listings instead of rebuilding everything separately.

2005–2007 · DEALERSHIP SYSTEMS

e-Dealerships and online showrooms

Archived e-Dealerships pages document full-service online showrooms and eBay Motors work for dealers including Tempe Dodge, Chapman Lincoln Mercury, Luxor Auto and Plaza Motors. The service combined photography, listing construction, website updates, eBay sales support and customer screening. I sold high-end vehicles online, including cars priced up to about $150,000.

2005–Current · REAL ESTATE TECHNOLOGY

PhotoVideoTours and ElectricRealty

I then applied the same systems thinking to real estate. PhotoVideoTours.com used photography, video and online presentation to market homes more efficiently. ElectricRealty.com was created in 2006 around using the latest available technology and media to make real estate marketing and transactions more practical.

Tenant Help USA

I also built TenantHelpUSA.org, an AI-powered tenant-rights platform designed to help Arizona renters understand issues, organize documentation, generate letters, use calculators, and work through housing problems more effectively. It is an example of the kind of practical AI system I focus on: taking complicated information and turning it into something people can actually use.

GovernmentReceipts.org

GovernmentReceipts.org is another current project I am developing that combines modern web technology, structured information, and AI-assisted tools to make complex public information easier to understand and use. Like my other projects, the focus is not AI for its own sake, but on building a practical system that turns difficult or scattered information into something more useful for everyday people.

Some of the original sites are preserved by the Internet Archive. They show the kinds of systems, online showrooms and ecommerce ideas I was building well before today’s website builders, APIs and AI tools existed.

The archived pages reflect the web standards and design tools available at the time. The important part is the system behind them: using the available technology to make a business process work better.
